Love Love Love the Deck

Our PM came up with the fabulous idea of a bi-level deck to deal with the severe grade of our backyard. In our community all of the basement lots sit on a slope that goes down to the nature preserve and creek. Since we wanted a walkout basement the only way to really make things safe was to create a deck with multiple levels. I can't take credit for this idea, because our PM has been really into his creation. We were a little skeptical as to how it would turn out. But look what I got today...

  1. How awesome that they are building your deck. Decks were not an option available to us. We will put one on in the next year or so. Our street (5 houses) are the only ones with walk out basements. Everyone else in the neighborhood all have walk-up basements. We actually would have preferred the walk up so that our deck wouldn't be so high. But it does make it nice to walk straight out the back - or in our case, nice to drag the kids' powerwheels out the back.

    1. Totally agree. At first I was not too happy about the height and we are still trying to figure out how to keep our 16 month old from scaling down (he loves to climb). If anyone out there has suggestions for "baby proofing" a deck please let me know.

  3. Your deck is awesome. You should put a slide in from the lower level! I, like you, have a slope from the house down to some wooded area. I would put a zip line in, but pretty sure, someone, at some point, in some form of inebriation will fall.
    There is no "baby proofing" for a determined kid. Good luck.

  5. A ravine with a creek behind?!! I understand being nervous with a toddler, but trust me, when your kid is older it will be awesome. I have 10 and 8 year old boys and this would be the greatest home site in the world to them and me! That's amazing. I love the double level deck! Our area is pretty flat. We're lucky enough to have protected woodlands behind us. A ravine and creek would take it over the top. Looks like you have a top notch and creative PM. Really cool!

  6. I'd love to hear more about this deck. It looks beautiful and I'm curious about what all went into it and if possible around how much did it add to the bottom line. Great job!

    1. Hi - The deck actually came about because our PM discovered that our "Walk Out" basement would actually require 4 steps to get to the yard (due to the severe slope). I wasn't into the step idea so our PM came up with the double deck design.

      We already planned on upgrading to the elevated 12 x 14 deck off the dinette with stairs to the ground (patios are standard in our community so we exchanged the patio for the deck at an additional $2100 for the deck and $790 for the stairs). Ryan gave us a discount on the second 12 x 14 deck since the idea came about from a construction defect ($1445).

      Also, double patios doors are standard for our community so we didn't have to make any upgrades there. Hope this info is helpful :)
